Engineered wood, porcelain tiles and floorboard restoration for Clapham’s extensions and period rooms.
We lay and restore floors across Clapham and SW4. A lot of our flooring work here follows an extension, where one continuous floor runs from the old house into the new kitchen, often over underfloor heating. In period rooms we restore original boards, and in older and listed houses we work with what is there rather than covering it up.
Running one floor from the original house into a new extension means dealing with a change of level and a change of subfloor, from suspended timber to a concrete slab. We level and prepare both so the finish runs through without a step or a visible join.
We lay engineered wood, porcelain and ceramic tiles, LVT and laminate, and restore original pine boards by repairing, sanding and finishing them. Over underfloor heating, we use floors and adhesives rated for it.

Chosen for the room, the subfloor and the heating.
Clapham’s Victorian terraces often still have their original geometric tiled hallways. Where they survive, we protect them during building work and lay the new floors to meet them neatly, rather than lifting them.
In a listed house, original floorboards and stone or tiled floors form part of the listed building, so replacing them can need listed building consent. Repairing and refinishing is usually the better route anyway. In flats, check the lease before laying hard floors, as many require sound insulation underneath.
Subfloor, levels and moisture checked, and the finish agreed.
Levelling, repairs and any underlay or heating-compatible build-up.
New floor laid, or the boards sanded and finished.
Thresholds, beading and doors trimmed to suit.
Yes. We deal with the level difference and the change from a timber to a concrete subfloor so the floor runs through cleanly.
Porcelain and stone tiles work best. Engineered wood also works if it is rated for heating and laid correctly. Solid wood is not usually recommended.
Usually. Even boards with gaps and stains can come up well after repairs, gap filling and a sand and finish. We tell you honestly if they are too far gone.
If the floor is original, often yes. Repair and refinishing is usually acceptable. We check with you before quoting.
Yes. We cover and protect original tiled floors during building work and fit the new floors up to them neatly.
Flooring Installation is one of ten building services we offer across Clapham and SW4. If your project needs more than one, we run them as a single job.
